What Drives the Cost of House Cleaning in Atlanta

Every cleaning company quotes differently, which makes comparison shopping frustrating. Here's what goes into the price, so you can read a quote with confidence instead of guessing.

Nobody can quote a house they haven't asked about

If a cleaning company gives you a firm number before asking how many bathrooms you have, one of two things is happening: they're quoting high enough to cover the worst case, or they're quoting low and will renegotiate on the doorstep. Neither is a good start.

Cleaning is priced on labor hours, and labor hours come from a small set of variables. Once you know them, a quote stops being a mystery.

1. Square footage, but not the way you'd think

Floor area matters, but it isn't linear. A 3,000-square-foot house with an open plan and two bathrooms can take less time than a 2,000-square-foot house chopped into eight rooms with four bathrooms. What drives hours is the number of separate spaces, the number of surfaces, and how much furniture has to be worked around.

2. Bathrooms and kitchens

These two room types consume a disproportionate share of every visit. A bathroom involves a toilet, a shower or tub, glass, tile, grout, a vanity, a mirror and a floor, and each of them needs contact time with a product, not just a wipe. Adding a bathroom to a quote costs more than adding a bedroom.

3. The current condition of the home

This is the factor people underestimate most. A home that's been professionally cleaned in the last two weeks needs maintenance. A home that hasn't been cleaned in six months needs a reset: soap scum, grease film, grout discoloration and dust on top of everything. That's why most companies, including us, start new clients with a deep clean before moving to a recurring rate.

4. How often you schedule

Frequency changes the per-visit price, because it changes how much work each visit contains. Weekly service means less accumulation between visits, so the crew is maintaining rather than recovering. Monthly service means more build-up each time. Recurring clients pay less per cleaning than one-time bookings for exactly this reason.

5. Service type

A standard clean, a deep clean, and a move-out clean are three different jobs with three different scopes. Move-out cleaning includes cabinet and appliance interiors that standard cleaning never touches, which is why an empty house often costs more to clean than a furnished one.

6. Add-ons

Inside the refrigerator, inside the oven, interior windows, blinds detailed slat by slat, laundry, a finished basement. Each of these is real labor. Good companies price them separately so you can decide what's worth it instead of paying for all of them by default.

Pets, and why they're not a surcharge here

Pet hair does add time, since it works its way into upholstery, baseboards and carpet edges. Some companies bill it as a separate fee. We prefer to include it in the scope up front, tell you what it adds, and avoid surprises later.

How to compare two quotes fairly

  • Ask what's included room by room, in writing, rather than accepting 'a full clean'
  • Ask whether the first visit is priced differently from ongoing visits
  • Ask whether the cleaning professionals are background-checked and whether the company carries insurance
  • Ask what happens if you're not happy, and how long you have to say so
  • Ask whether products and equipment are included
  • Ask whether they try to send the same team on recurring visits

A low quote from an uninsured company can cost you more in the end, because the liability shifts to you. We prepare our quotes after we understand what your home needs. Tell us about your space and you'll get a specific number, not a range.
